Our Mission

LeaseVault was created to demystify leasehold enfranchisement for UK homeowners. With over 4.9 million leasehold properties in England and Wales, millions of people need to understand their options — but professional advice is expensive, and free online information is often vague or outdated.

We built a precise, free calculator using the official RICS deferment rate methodology, updated for 2026 and the Leasehold and Freehold Reform Act 2024. Our goal is to give every leaseholder the information they need to make a confident first step before spending £1,000 or more on professional fees.

How Our Calculator Works

Our premium calculation uses the standard valuation methodology established by the Lands Tribunal in Earl Cadogan v Sportelli [2007] 1 EGLR 153, which set the deferment rate at 5% per annum for flats. We apply RICS-recognised relativity tables to determine the leasehold value at any given lease length, and calculate all three premium components: ground rent capitalisation, reversion value, and marriage value where applicable.
