About LeaseVault

Free, independent leasehold calculators and guides, built by one person from primary sources.

Who Runs LeaseVault

LeaseVault.co.uk is owned and operated by Rahul Tandon, an independent web developer and digital publisher. I research the statutory formulas and published guidance behind leasehold enfranchisement, write the guides, and build the calculators myself. I am not a solicitor or a chartered surveyor, and LeaseVault is not a law firm or a surveying practice. What I bring is the work of turning statute, tribunal decisions and published valuation guidance into free tools whose maths you can inspect.

You can reach me at contact@leasevault.co.uk or through the contact page.

Why LeaseVault Exists

LeaseVault was created to demystify leasehold enfranchisement for UK homeowners. With over 4.9 million leasehold properties in England and Wales, millions of people need to understand their options — but professional advice is expensive, and free online information is often vague or outdated.

Getting even a ballpark premium can mean paying for a surveyor’s report or reading dense legislation. I built LeaseVault to make the standard valuation model free and instant, with the working shown, so a leaseholder can take a better-informed first step before spending £1,000 or more on professional fees. The guides reflect the Leasehold and Freehold Reform Act 2024 and the parts of it that are, and are not yet, in force.

How Our Calculator Works

The calculators model the statutory valuation approach. They use the 5% deferment rate for flats set in Earl Cadogan v Sportelli [2007] EWCA Civ 1042, relativity figures interpolated from the published Gerald Eve 2016 graph, and the three premium components: capitalised ground rent, reversion, and marriage value where 80 years or fewer remain. The formulas, assumptions and limits are set out in full on the methodology page. The results are estimates, not valuations.

Editorial Independence

LeaseVault is an independent educational publisher and software tool provider. Each guide is written by me and carries a list of the primary sources it relies on (Acts of Parliament, tribunal decisions and official guidance). See the editorial policy and calculator methodology. We do not provide legal advice and do not receive undisclosed commission from solicitors or surveyors. Should advertising appear on this site in future, it will not influence editorial content.

What We Are Not

We are not a law firm, a surveying practice, or a financial adviser. The calculator and articles on this site are for general information purposes only. For any specific transaction, you must instruct a RICS-registered surveyor and a specialist leasehold solicitor. Our content should be your informed starting point, not your final answer.

Corrections and Updates

If you believe any information on this site is incorrect or outdated, please email contact@leasevault.co.uk or use the contact form. We take accuracy seriously and review all corrections promptly. Leasehold law is changing rapidly and we aim to keep all content current.

This website does not currently display third-party advertising. All estimates, guides, and articles are produced independently, and any advertising we may introduce in future would not influence our editorial content.
